Yeah! That is the sound that Some real estate professions made when last years tax credit for first time home buyers was granted a 7 month extension.
This tax credit is truly what floated the real estate market by causing many likely home buyers to close, who presumably may not have closed without it.
There are Many views on this subject as with almost all matters, that belie and even oppose one another. Some tax payers are upset at the use of their tax dollars assisting someone else purchase a home.
Many people point out that the tax break simply induces people who were already planning on buying to buy. Since the tax credit was engineered to be a quick and limited boost to the real estate market, it’s critic are missing the mark.
Some critics claim that the tax credit merely creating a short term rush in buying from people who are going to buy regardless. If the tax credit wasn’t designed to be a short term help, then this point would have more credibility to it. Since Many of the buyers who are buying right now were obviously already looking, then the limited deadline of the tax credit will help them decide to buy sooner, rather than later.

Something very substantial in the Meridian real estate market occurred this week when the federal government changed the market classification for the Boise area. There are a few other changes that will also have a positive effect, but first the change in classification.
Freddie and Fanny both recently took Boise off of the “depreciating” market category which will have some very significant impacts on the types of financing available to Meridian area buyers.
Since this substantial change has occurred, it will usher in the return of 100% financing options for home owners and buyers, since prior to this point the most the typical home buyer would be able to get would be around 90%. When the Meridian real estate market was labeled as a declining market, the most any buyer could get financed was about 90% because many lenders require mortgage insurance and insurers will not bet on a declining market. Who would, cant blame them.
Given that the buyers can purchase with nearly all of their costs paid for or rolled into their home loan in one fashion or another, buyers will be snatching up the great deals that are in the Meridian real estate market right now.
With low crime, good schools and excellent police and fire districts Meridian has been the hot spot for the local real estate market for several years. Meridian homes buyers will not hold back in light of these recent advantageous developments so watch and see how fast the homes go pending.
The benefits do not stop with home buyers, rather they extend all the way to homeowners as they are eligible for drastic savings on their refinances, which may have been completely impossible prior to this change. Without involving any caustic chemicals in the production of the materials, due to the fact that they are wood and mortar, you do not have to worry about latent release of chemicals as you live in your home. Once the mortar is dried the dwelling is done releasing any gases or chemicals, so you do not have to worry about your kids inhaling formaldehyde for 2 years afterward like you do in new construction. Make sure you do not undermine your own efforts to remain chemical free by inadvertently adding unnecessary chemicals yourself.
