Prepare well in advance for living at your new location.

There are numerous matters that we can do at our new location well ahead of our move that will help smooth out the knocks and digs of our relocation action once the actual event happens. Open new bank accounts. Open a new deposit box. Contact the new area public utility companies and set up your new services. This can include Cable TV, gas, electric, oil, phone, water and Internet access. Arrange for new medical providers. If you are moving to a new state, contact the DMV and get forms essential to re-register your vehicles. Contact your insurance companies and check if your automobile insurance, homeowner’s insurance, and so on. can be changed. If not, find an insurance agent in your new area and talk about your needs and necessities for new policies. Go to the United States Post Office and get a moving kit. Fill out change of address forms for all of your correspondents; credit card companies, other credit accounts, banks, insurance companies, current utility companies for final statements, magazines and other subscriptions, family, friends, and any other persons or businesses that you correspond with regularly.

Making Your Moving Checklist

Moving is among one of the most stressful events in your life. However, the good news is that some of that stress can be avoided. With some advanced planning you can ensure that your moving process is as smooth as possible.

5-8 Weeks Before You Move – You are going to want to start doing some serious planning for your move. You need to investigate different moving companies and begin to get some written estimates. Additionally, you will want to check to see if there are any possible tax deductions that might apply to you so that you can keep track of the necessary paperwork. During this time you will also want to start getting together your health records so that you can transfer them to your new doctor. In addition to health records be sure that you secure any other official records that you may need.

Meet with your insurance agent to see if your policies will need adjustments due to your move. Compile a list of your valuables and figure out which items need to be shipped separately. Begin to gather boxes and other packing materials like peanuts, newspapers, and box tape so you don’t have to search for them at the last minute. Pack items that are rarely used and you don’t think you will need until after your move. This could include all seasonal items and knick-knacks.

2 to 4 Weeks Prior To Moving – In the month leading up to moving day, you must get serious about packing and preparing to move. Register a change of address form with the Post Office and let the utility companies know when to shut off service to your old home and begin service at your new location. Figure out if you want to move your live plants or find new homes for them. Plan your final menus so you won’t have a lot of perishable food to throw away.

Go through your garage and arrange to dispose of dangerous chemicals and flammables that you do not want to move. Find out the details about registering your car in a new state if you are leaving the local area. Talk with your banking representative about closing your accounts or transferring them to a branch in your new city.

Moving Week – Confirm the appointment with your mover. Make sure they have the correct date and time and haven’t forgotten about you. Find out the requirements you must fulfill so they can move your belongings without incident. For example, have your deposit paid in advance and pack valuables that you are responsible for. Locate the written estimate in case any questions come up, you will have it on hand.

Send all of your friends and family an email and let them know of your new address. Once you have arrived at your new location, you should consider sending postal mail announcements stamped with your new return address. Defrost and drain your refrigerator. It is a good idea to clean your refrigerator well since it will be closed and warm inside for a while. Any smells will magnify and be difficult to get rid of.

Moving In – Moving out of your old home is half of the battle. Moving into your new one can be stressful as well. There are many things you need to do, but stick with the essentials at first so you don’t become overwhelmed. Check to make sure the utilities are turned on and functioning properly and give the house a quick going over before bring all of your belongings inside.

Hook up your refrigerator and make sure it works properly before going out and buying food. You will want to be at your new home before the movers arrive. That way you can let them in and get the process underway. Instruct them on furniture and box placement in a way that will make it the easiest for you. Don’t deposit all of your boxes in the front room; let the movers haul them upstairs for you. You will have enough work to do as it is.

Short sales in real estate have become more common in the past few years as a result of the collapsing value of houses. It is an option for a homeowner facing foreclosure. In a short sale, the lender or mortgage holder will agree to accept less than the full amount due on the mortgage if the homeowner is able to sell the property at fair market value.

There are criteria that must be met for a short sale. The first is that the value of the home has dropped. A real estate agent can verify this through an analysis of comparable homes in the neighbourhood and their recent sales amounts. The mortgage must also be in default. Some lenders will consider a short sale if it appears that the property may go into default. This move could avoid the lengthy process of foreclosure. The homeowner must demonstrate that he/she has become insolvent; the prospect of continuing to pay the mortgage is unlikely, and there are no assets to cover the shortfall between the fair market price and the amount owing on the loan.

Although a short sale may seem to be a solution to many homeowners’ problems, a short sale is also a complex transaction. The first hurdle is to find a buyer for the home. If no offers are made, there is no short sale. The lender must approve the buyer, if one does make an offer. A real estate agent must be willing to handle the transaction for a reduced commission. The Internal Revenue Service may assess taxes on the difference between the amount owed and the amount received through a sale. This could be considered debt forgiveness, and is taxable in some circumstances. A short sale will also appear on the homeowner’s credit report, with adverse effects.

One of the advantages to the homeowner of a short sale is that he/she will find it easier to obtain financing on a future home; someone who has gone through foreclosure will find it more difficult to obtain financing for a number of years. A foreclosure stays on one’s credit report for ten years.

There are advantages for a mortgage holder to agree to a short sale. The process of foreclosure can be lengthy; a homeowner may remain in the home for a period up to a year without making any payments while the paperwork is completed. In a foreclosure, the bank then carries the property on its books, and must either sell it at auction hoping to recoup some of the outstanding loan, or find a private buyer for the property. Most banks are not in the business of actually buying and selling property. There are also liability issues on bank-owned homes and maintaining the properties in a safe and secure manner is costly.

When entering into financial agreements with long-lasting consequences, it is a good idea to get advice from a real estate lawyer and a tax accountant. The decision to short sell should be weighed against all other options. One of the benefits to the homeowner will be the knowledge that he/she did everything possible to make a clean break in an untenable situation, and can walk away with some dignity and relief at leaving a bad situation.

Moving Supplies – Better Safe Than Sorry

Moving is one of the top ten stress inducers in today’s world. It’s right up there with losing your job and losing a loved one. Sometimes, even the best prepared moves can lead to disaster with unforeseen problems that no one could have planned on. The best way to avoid problems is to buy all your moving supplies ahead of time.

Depending on the size of your home, how you plan on transporting your belongings, and how far you are going, will have a major impact on the type an amount of supplies you’d need. Supplies can be purchased almost anywhere from major mass retailers to moving companies. For novices who plan on doing it all themselves, it’s a good idea to head to a local storage company. Usually their front office has plenty of moving and packing supplies, and they are knowledgeable enough to help you figure out what you’ll need.

Anyone who has ever moved has probably headed to all types of local stores after work each day collecting boxes. This might be a good start, but these boxes probably won’t be your best bet. Certainly don’t plan on packing an entire household in these second hand boxes. They have already been used, cut, damaged, and are probably dirty. The sizes might not even be what you need. It’s a better idea to actually buy new boxes. There are boxes specifically manufactured for certain products – books, clothes, kitchen utensils. They might cost a few bucks more than you wanted to spend, but it is an investment worth the time and expense. It’s also a nice benefit to have the boxes store flat until you need them.

Now that you have the perfect boxes, get the right packing tape. And get enough! Running out of tape at the last minute can ruin the entire move. Get strong packing tape, and make sure you get a dispenser that comes with a cutting edge. This lets you tape and cut with one hand. Forget carrying around scissors. When you tape, make sure you pay close attention to securing the bottoms of boxes. A half a roll of tape on top isn’t going to compensate for not enough on the bottom!

Think about special needs, too. Mattresses need extra protection. Buy a padded mattress cover – and put one on the box spring as well. A moving truck can be pretty dirty; you don’t want to get to your new home to find grease or dust all over them.

Professional moving companies always have a large supply of moving pads on hand. If a professional mover isn’t in the budget, get your own moving pads. These are a must! Place some on the floor to act as buffers for delicate items and fragile furniture. They come in different sizes and different materials to accommodate different needs. They can be rented or purchased.

Give some consideration to your larger items like your sofa and entertainment units. Covers should be wrapped around these as well. They should be protected like everything else from dirt and grime.

Moving tip: make sure your covers are all waterproof! You don’t want to have your furniture on your front lawn just as the sky opens up!
