Buying a Home with a Low Credit Score

When a lender considers approving your mortgage application, it goes something like this: What is your credit score? What is your credit history? What is your income? How much debt do you have? How much will your down payment be?

When attempting to purchase a home, a large down payment may minimize the negative outcome of a poor credit history. This large down payment, however, will not guarantee a good interest rate or lower fees. In addition, the minimum score required to purchase a home has increased over the past 12-18 months.

There is no way to distance yourself from having a low credit score. A good credit history is necessary to purchase a home, even if you do have a large down payment handy. According to CNN.com, a prospective homeowner’s credit score goal should be an average of 758 in order to obtain the lowest interest rates.

How to Obtain the Minimum Credit Score for a Mortgage

It is easy to get a copy of your credit report and review its contents. Many times there are entries which are inaccurate and can be disputed.

You can start with a dispute letter to the credit bureau(s). Otherwise, you will have to work directly with the creditor to resolve the mistake.

A well-written dispute letter will often result in the correction of the credit report, i.e. the removal of the negative entry. It is to be noted though that investigative techniques are often careless and error prone.

The reason for this is, when investigating any dispute, credit bureaus must necessarily spend additional resources and time to resolve the matter. Unfortunately, some credit bureaus feel it is more cost effective to take their time or ignore the matter altogether. It is their desire that you give up on your request to remove negative entries from your credit report.

How Long Will it Take to Raise My Credit Score

Often people want to know how long it will take to see an improvment in their credit score. This answer, of course, is dependent upon the individual situation, however, in many cases, an improvement may be seen by 6-12 months.

Although this may seem like an extremely long time, it is exceedingly shorter than waiting 7-10 years for the negative information to be erased. If you plan to purchase a home, it is imperative that you wait the 6-12 months to clear your credit report of any negative information.

Recession Busting; The JP Morgan Way!

JP Morgan apparently is expecting the U.S. economy to turn around fairly soon, because they are in the process of hiring several hundred mortgage officers from all across the country. If you do not quite recall who JP Morgan is, they are the wall street bank who made national and global news by offsetting over 5 billion dollar in their own corporate tax by purchasing then flagging Washington Mutual in one of the largest bank take overs in history.

Offsetting further tax liability, they also purchased Bear Stearns when their outlook began to sour and bankruptcy looked eminent for them. Bear Stearns was denied a bailout by former Goldman Sachs head Ben Bernanke, otherwise they may have received TARP money as well.

With JP Morgan hiring these loan officers and positioning them across the nation, one is left to wonder why they would be doing this during the greatest recession to hit the globe in at least 25 years. The explanation is that when the real estate market turns around JP Morgan wants to be positioned to best service home loan applicants. With most projections putting a real estate recovery about a year or more out, are they looking at some indicator most of us are missing?

My question is what do they know that we are not hearing from the media? They are hiring when it seems every other business is laying people off? That does not make any sense to me, unless they know something not many other people do.

With everything revealed, I think it will be profoundly obvious that JP Morgan, and the only other remaining Wall Street bank, Goldman Sachs, have been working diligently to establish themselves as the exclusive source of credit, before turning back on the spigots of credit.

Given that these kinds of illogical moves are typically seen when the CEO of a company dumps his stock the day before the company goes public with some bad report, we may be seeing the end of a suppressed real estate market very soon!

Home Buyer Tax Credit Renewal Will Aid Real Estate Markets Around The U.S.

Yeah! Some in the realty business breathed a mass sigh of relief when the government agreed to prolong the first time home buyer tax credit initially approved last year.

Real estate markets across the nation were lifted by this tax credit and many homes were sold that otherwise may not have been.

Discussions range broadly in their determination of how much impact the tax credits have had on the real estate market. Some tax payers are upset at the use of their tax dollars assisting someone else purchase a home. Since so many jobs in much of the U.S. are bound to the real estate sector in one way or another, the mindset that objects to the use of tax dollars to help people buy their homes is minimized.

Another standpoint is that the first time home buyer credit is only going to get people who were already planning on buying, to buy for the tax credit. Since the tax credit was engineered to be a quick and limited boost to the real estate market, it’s critic are missing the mark. The tax credit is supposed to push people who are on the edge of buying into making their decision to help the market short term, rather than several months down the road.

And, there is always those who try to manipulate the system. Many people who do not qualify for the first time home buyer tax credit will fraudulently claim the benefits. Trading the tax credit for a stiff fine and jail time doesn’t seem like a good deal to me.

Given that real estate prices were in a free fall, prior to the approval of the tax credit, it is a hard argument to make that says that they were not warranted. As the job market starts to rebound the realty market will find more buyers and will start to become much rosier in its projections.

For most homeowners today, the only way they may be able to sell their home is through a short sale, but many people do not even know what they are. In a short sale the proceeds of the sale of the home are actually less than the note the lender holds securing the property. The reports of the worldwide recession has brought many real estate markets to a sudden halt, include the Kuna real estate market. Though the reports are mixed after several months, there are some positive reports that indicate that the Kuna real estate market may be back on it’s way up.

The perpetual argument rages between hopeful market watchers, and those not so hopeful gets ironed out with national price numbers decreasing, the form that the eventual recovery will take is becoming clear. The quick recovery resulting from the public eyesore in downtown Boise’s high rise development will aid a recovering business district in Boise real estate market.

Kuna real estate is frequently the brightest of bright spots of the Boise homes market, and volatility in the commercial sector of the real estate supply and demand will, in the long run, make the Boise homes market even more beckoning to businesses and their workers.

As far as local real estate reports go, Kuna real estate is dramatically improving with recent success reported in the subdivision, Silvertip. This will most likely keep appreciation relatively flat and consistent, which supports home buyers and investors alike.

Who is there to Help Those Who are Called to Provide Help? I work at a Foreclosure Defense Law Firm which happens to also engage in the practice of Loan Mods. I am not an lawyer nor am I here to provide or imply legal advice. The Loan Modification & Foreclosure Defense business has gotten a bad rap due to some rotten apples in the bunch but there are some of us who actually care about what we do and to protect Homeowners and their Families from impending Foreclosure.

It’s unfortunate that myself and others like me are subjected to the grossly inaccurate and fictitiously skewed perspectives that is constantly broad casted by the media without conscience to the patriotic men and women who sacrifice valuable time with their own families in an effort to restore stability to the family of another fellow American. The News as a whole has been quick to deliver stories that tell of unscrupulous lenders and what were once well known mortgage brokers now well on their way to becoming cell mates at local and federal correction institutions nationwide, stories of pathetic excuses for people taking advantage of the elderly, recently widowed and other members of the un-suspecting public.

But what about people like myself, people with a sincere, moral, and ethical motivation to assist their fellow Homeowners in saving their American Dream? It is amazing to see how many of us really do have an impeccable work ethic and are passionate about aiding homeowners in distress.

Not only do we deal with the bad Info of the self serving and often relentless news but many of us are faced with a tragic and sometimes devastating dilemma, the mortal fact that we are exactly that, we are only human. In my personal experience it has become difficult at times to walk away from my job at the end of the day. Every day at the Law Firm it seems there is a more horrible or unjust case than the last, but still they seem to keep coming, almost as if there were no end in sight. I am writing this to acknowledge the truth behind the old saying “Never judge a man until you walk a mile in his shoes.” and to add that “working a day in his suit might not be a bad idea either”.

During the course of our own personal disasters, there is a lot to be said for the idea of taking a marginal step back, and away from the situation or stepping outside one’s self to reflect for a moment that there are many variables in every equation and sometimes all is not what it seems. This is the moral of the story, to better illustrate I will share something with those who took a moment to look a little further into this article. What most of you and many of the clients which I’ve made a diligent and valiant effort to assist have all most likely failed to consider, during the course of judging my intentions based on my statements is that I and the majority of our clients could actually be considered one and the same if you were to make a generalization or attempt to categorize me.

What I am making an effort to convey is that sometimes it seems like the worst enemy a borrower can have in the courtroom is not the Lender threatening to take back their house and not even the Law Firm representing them. The worst enemy that many Homeowners face while facing a possible or impending Foreclosure is the enemy they find staring back at them in the mirror each day. That enemy is Homeowners themselves, in my experience it seems to be the most common recurrence among cases I have seen during my time working in the Foreclosure Defense industry. Homeowners and in many cases family members alike are so concerned with getting cheated that in reality they wind up cheating themselves. In conclusion I will provide you with the missing material fact which should re-calibrate even the most skeptical perspectives. In approximately 30 days from today I will be going before a judge in an effort to save my own home from a pending foreclosure which I have fought long and hard to overcome. The truth is that was my original reason for getting involved in the industry, I did it to find a solution for the Foreclosure that has been looming like a dark shadow of unknown demise over my own life. You see I too share all the same concerns and all the same fears as so many other American Homeowners do in this country today. You wouldn’t believe how often people misconstrue the sincere empathy and sense of urgency which I often tend to convey. This almost automatic defense system has left many Homeowners and their families almost completely defenseless and unable to protect their homes due to their inability or refusal to act. So in final it is with great sincerity that I offer this humble opinion. Never judge a book by it’s cover because it might cost you more than you would ever consider it to be worth. Yes I too may lose my own beautiful home, I may end up having to sacrifice my own sacred place.

In Foreclosure, The Banks Want Your Home More Than Ever.

Note: I am not an Attorney and any information I provide is not to be considered as Legal Council, my purpose for writing this article is only to create awareness for the benefit of Homeowners and Families at hardship. I work for a Law Firm specializing in the representation of Homeowners and Families in danger of Foreclosure. What the lender doesn’t tell you is that in most scenarios, the Mortgage Modification terms the banks are willing to give you voluntarily when you modify your loan directly with them are in most cases substandard in comparison to the Mod terms you will receive when hiring an attorney who specializes in Loan Modifications and Foreclosure Defense. Again, I am not a Lawyer but I have been working for a Foreclosure Defense law firm for longer than most authors on the subject and my Mortgage Lending experience is extensive.

Working for a Loan Modification & Foreclosure Defense law office, in my personal daily experience it has become very clear that a good law firm is most often able to negotiate much better modification terms for mortgage holders than banks are normally inclined to give when a homeowner engages in direct dealings without representation. In some cases I’ve even seen scenarios where the law firm is able to secure modifications to a mortgage which result in interest rates an repayment plans for “B-C Paper” or Sub-Prime Borrowers which are far superior than those available to “A Paper” borrowers with spotless credit histories and FICO scores above 725.

Loan Modifications (also referred to as Loan Mods), when executed by licensed attorneys, can be extremely effective methods of avoiding foreclosure or stopping foreclosure before it starts by adding changes to the original terms of your mortgage. Altering your mortgage terms can be a HUGE savings in regards to your Monthly Payments, Interest, and even Mortgage Terms in regards to the number of years in which you have to repay the loan, and sometimes resulting in a great savings due to a reduction to the Principal Balance amount owed on the loan.
