Our carpets are probably one of the most used parts of our homes. If you think about it we walk on it everyday without fail. We get dirt on it through a lot of varying methods. We get stains on the carpets in almost the same amount of ways. Because of that it is fairly easy to forget that carpets can be kept clean easily if you have figured out the correct how-to.

The first variety that carpets get dirt on is through the dirt that we bring that accumulates in us from the outside. The dirt we get on our shoes we can track into our homes very easily. So the main thing that we can do about it is to vacuum our carpets regularly. That is probably the easiest and best piece of advice that I can give clients of my carpet cleaning business. Because if you vacuum your carpets on a regular basis, you won’t give the dirt on the carpet a chance to stain.

The next common way that carpets get dirty are from spills and food that we eat. These spills and accidents can cause stains. The bad news for this one is if you let the stains stay for longer than usual, it will be very hard to get rid of. The best way to get rid of these stains is to use good carpet cleaning supplies. The secret is in immediate treatment.

Finally the last common way that your carpets get dirty is from the pets we have. Our pets may vomit or soil our carpet by causing accidents. Either of those accidents can soil our carpets horribly and may create a permanent stain in a short period of time.

The best method to treat it is to treat it immediately after it happens. And once again you want to make sure to use a good product. That is the best advice I can give my customers of my carpet business to clean it immediately.

So those are some of the most common ways that soils our carpets. The secret to ensure that your carpet doesn’t get soiled is to clean it immediately.

Now with windows that are energy efficient, it is definitely a waste not to replace your windows. Definitely, there are so many valid reasons why you have to replace your windows.

First of all, on your utility bills, your newer windows will absolutely save you a big amount of money. As mentioned earlier that older windows were practically horrible especially when it comes to energy efficiency. With the newer double paned windows, they definitely help you in order to save energy much better. The reason for this is because with double paned windows they seal your home better. This seal really allows the home to keep it cool in the summer times and warm in the winter. In terms of energy bills, this alone saves a lot of money.

The next thing people don’t realize is that newer windows get a rebate from electric companies. This is simply because as mentioned in the previous paragraph, the energy savings that you can certainly have with these newer windows is really encouraged. Of course, electric companies are all concerned about conservation of energy as well. In order to encourage you to finally replace any older windows, this specific rebate system is designed.

These very dangerous materials exactly pose a danger to anyone who are living within the home. These dangerous materials contain things like lead which is very harmful to your health. So the decision of replacing your older windows allows you to stay safe health wise.

This could certainly cause the window to leak water. Well it could really cause mold especially if water were to get into your home. This is definitely another dangerous health hazard that you should in any way avoid and that is simply by replacing your windows.

All About Installing, Buying, and Measuring Crown Moldings

Posted: under Real Estate.
Tags: , , , , , , , , , , , , ,

Because it increases property values, crown moldings are one of the most popular upgrades made to any home or building. Rooms in new buildings are often painfully plain because moldings are frequently skimped on to cut construction costs. You can greatly enhance the beauty and warmth of any room by installing window, door, crown and other architectural moldings.

Realtors and home selling experts recommend installing crown molding in an entryway or major room as an inexpensive way to increase buyer interest and get homes sold faster – especially in a slow economy. Crown molding is widely mentioned as one improvement that costs less than the resulting increase in property value.

According to the author of 101 Cost Effective Ways to Increase the Value of Your Home, Steve Berges, “When you’re comparing two houses, the one with the crown moulding is going to show better.”

Holly Slaughter, RealEstate.com’s consumer expert says “Trim work can really add interest, depth, and sophistication to your house, and put money back in your pocket at resale.”

If you think crown moulding is too expensive you may be surprised to learn that the less expensive materials can cost as little as sixty cents a foot while rare woods can run six dollars a foot or more.

Lower cost crown mouldings can be added to an average sized room for a total cost of only $300 to $500 including painting or staining, materials and installation. Total installed prices can range from $8 to $12 per running foot and up.

Even fans of crown molding probably do not realize that buying stock crown moldings greatly limits their choices. Millwork companies offer far more widths, thicknesses and shapes and can match any existing moldings.

Manufacturers of mouldings and millwork trim can source almost 200 different wood species. Best of all it costs less to order crown mouldings directly from the manufacturer than to buy them from retail stores or moulding installers.

When you consider the wide selection of styles, shapes, thicknesses and heights there are hundreds of Crown Molding profiles to choose from. Crown moldings can be two to twelve inches wide; the thicker and wider the molding the more impressive they are. Consider taller or wider moldings from less expensive wood or narrower or thinner moldings from the most rare and beautiful woods.

We prefer the beauty of wood mouldings and the wide selection of woods used include pine, poplar, oak, mahogany and cypress including sinker deadhead cypress. Crown moulding can also be made from polyvinyl chloride (recycled pvc), polyurethane (flexible plastic) and polystyrene (foam).

Unless you are a talented do-it-yourselfer or carpenter, installing crown molding is usually best left to an expert. Few buildings are totally square and one expert says “crown molding has to be cut upside down and backwards” to specific angles. Arches or complex corners can make the job even more complicated.

If you want your moldings to really last, be sure to have them sealed, stained or painted on all sides prior to installation. Though few installers actually do this and many will insist it is not necessary, this step is critical to protect the wood from moisture that can cause warping or deterioration.

There are specialized tools that make installing crown molding easier for talented carpenters and do it yourselfers including compound mitre charts, True Angle measuring gauges, and specific mitre saws.

Wayne Drake’s book Crown Molding and Trim, Install It LIke A Pro shows you better ways to cut angles and install crown molding through the use of hundreds of examples and 350+ photos.

Do you know why historical buildings and old houses look so distinctive compared to new buildings and homes? If you really look you’ll notice the wider or more elaborate moulding trim around the doors, windows and ceilings that are missing in most rooms today. Adding mouldings – and especially crown mouldings – adds warmth and character to any space.

Crown moulding is one of the most widely recommended ways to increase the value and beauty of your home or office. Whether you install it yourself or hire a crown moulding installation expert, consider adding crown moulding to at least one room. When you see the difference it makes you may decide to continue adding interesting architectural mouldings in other rooms.

Home Staging Helps Seal the Sale

Posted: under Real Estate.
Tags: , , , , , ,

Residential properties do not sell quickly during slow economic periods. The turnaround on the MLS slows and few buyers may ever see your property. During a recession, properties that attract a variety of buyers have the best chance of being sold. Engaging a home staging company can result in a quicker sale instead of remaining on the MLS indefinitely. Home staging can make your property visually appealing to many different buyers.

Staging homes for sale is more than just moving furniture around. A professional home stager has a keen eye for clutter that distracts from the home’s sales points and value. They have the ability to transform a home from disarray to a well-flowing, welcoming space.

For the home to sell, its visual appearance must be clean, organized, neutral space. The home should present a warm welcome and encourage the buyer to visualize the homey touches they would add to the space. No matter what your current decor, a professional home stager will recreate the space to meet the desires of the current real estate market.

A home stager’s mission is to make your home attractive to more buyers. When the economy is in trouble, there are fewer buyers looking to purchase a home. Attracting as many potential buyers as possible is the best approach to execute a quick purchase. Dirty spaces in disarray will not draw buyers. You want the potential buyer to realize everything your home has to offer instead of traipsing around clutter and tripping over excess furniture.

In addition to creation of appealing space from shocking disarray, a professional home stager can make small rooms look larger and cavernous spaces appear cozy. Their primary mission is to make the prominent features of your home a focal point for the buyer. Home staging combines realty market savvy with a great sense of interior decor know-how.

Real estate professionals will also refer a home stager whose services have won them sales ofr other clients. It is often wise to follow the advice of your realtor if they believe home staging will help sell your property. Comparatively, a stage home will usually result in a sale more expediently than similar homes that have not been staged. Professionals home stagers seal sales, and that is the primary reason why they are utilized so often in a slow housing market.

Barbara Jennings has over 20 years experience in the interior redesign and home staging industry. The Academy of Staging and Redesign is the world’s largest and most affordable home study interior redesign and home staging training center.

Finishing Your Basement

Posted: under Real Estate.
Tags: , , , , , , , , , ,

Now that you have decided to finish your basement its time to plan your layout. Take the time now to decide wall placements if you are planning multiple rooms.Where any kitchen or bathroom plumbing will go and how you are going to supply power are all critical factors that must also be taken into consideration. Lets get started with some ceiling options.

For the majority of finished basements a drop ceiling will be installed. This is for numerous reasons including ease of installation and future accessibility to existing plumbing. Most dropped ceiling will need to be hung at a minimum of two to three inches from the bottom of your joists. This may vary if you have any low hanging plumbing or wish to add drop lighting. If you are adding a subfloor in your basement this also needs to be taken into consideration now because it can greatly reduce the height of your room. The conventional drywalled ceiling is another option in your remodel but it is costly and removes the possibility of maintenance to your plumbing and wiring in the future.

When planning for your basement kitchen and bathroom take note of the level of your existing sewer lines. If they are above your basement floor level you will need to invest in a pump system to evacuate the waste waters from these areas. There are many different systems available today at a variety of costs. Depending on your area and building codes you may or may not be allowed to install these systems. Always consult with a qualified plumber or at the very least your local inspector. Any mistakes made in this phase of your remodel can be extremely costly and hazardous so do not attempt this on your own.

Next in your installation process is electrical installations. You need to layout any proposed lighting and wall outlets as well as any garbage disposals or such. Then you will lay your conduit into the flooring and run the wiring through this conduit. Everything will then be hooked into a circuit breaker box and inspected for proper installation. This is a hazardous process that is best left to a certified electrician. There years of experience will pay for itself in time saved alone.

Now that you have laid out all of your plumbing and wiring its time to install a subfloor. A subfloor is generally installed in a basement remodeling to help with warmth and general comfort in the floor. Many homeowners decide to go with a polystyrene base covered with plywood and secured with concrete screws. Be careful when installing this not to damage any of your new plumbing or electrical installation! A polystyrene (styrofoam) base is recommended for its insulation and resistance to mold and mildew. Polystyrene also will not rot making it a ideal material for basement floor installation. Some homeowners will choose to forgo this option and install their flooring directly to their basement floor. This is always an option but it should be noted that unless you have installed a radiant floor heating system (very high cost) your floor will be uncomfortable at times and carpeting may wear prematurely.

Along the way in your basement remodel you will encounter many bumps in the road. Always consult a qualified contractor for there advice and stick to your local codes. Good luck in the process and I hope you will enjoy your newly finished basement for years to come!
