Manufacturers of mouldings and millwork trim can source almost 200 different wood species. Best of all it costs less to order crown mouldings directly from the manufacturer than to buy them from retail stores or moulding installers.

When you consider the wide selection of styles, shapes, thicknesses and heights there are hundreds of Crown Molding profiles to choose from. Crown moldings can be two to twelve inches wide; the thicker and wider the molding the more impressive they are. Consider taller or wider moldings from less expensive wood or narrower or thinner moldings from the most rare and beautiful woods.

We prefer the beauty of wood mouldings and the wide selection of woods used include pine, poplar, oak, mahogany and cypress including sinker deadhead cypress. Crown moulding can also be made from polyvinyl chloride (recycled pvc), polyurethane (flexible plastic) and polystyrene (foam).

Unless you are a talented do-it-yourselfer or carpenter, installing crown molding is usually best left to an expert. Few buildings are totally square and one expert says “crown molding has to be cut upside down and backwards” to specific angles. Arches or complex corners can make the job even more complicated.

If you want your moldings to really last, be sure to have them sealed, stained or painted on all sides prior to installation. Though few installers actually do this and many will insist it is not necessary, this step is critical to protect the wood from moisture that can cause warping or deterioration.

I decided I was tired of vacuuming and steam cleaning my old carpet. I wanted something new but I couldn’t afford to spend a lot and needed to be able to do it myself. You will need your floors to be completely clean and dry for the glue to stick properly. You should also make sure your floor is completely smooth to prevent the tile being uneven or tearing on a nail or tack. You can hammer down nails and tacks or use putty if needed for imperfections.

Even if the tile you buy has glue on it already you will probably want to use more. This will help to ensure the tile stays in place over time. Some tile may have interlocking edges while others you lay end to end. You should be certain your entire floor is covered with no gaps. Something sharp may be needed for trimming.

Last of all, you could do some cheap landscaping. This is simple and inexpensive and a great thing to do is to add a pathway from the front door to the gate with nice plants on either side. Adding some cheap but elegant fencing to go with it is another good idea.

Finishing Your Basement

Now that you have decided to finish your basement its time to plan your layout. For the majority of finished basements a drop ceiling will be installed. This is for numerous reasons including ease of installation and future accessibility to existing plumbing. Most dropped ceiling will need to be hung at a minimum of two to three inches from the bottom of your joists. This may vary if you have any low hanging plumbing or wish to add drop lighting. If you are adding a subfloor in your basement this also needs to be taken into consideration now because it can greatly reduce the height of your room. The conventional drywalled ceiling is another option in your remodel but it is costly and removes the possibility of maintenance to your plumbing and wiring in the future.

Next in your installation process is electrical installations. You need to layout any proposed lighting and wall outlets as well as any garbage disposals or such. Then you will lay your conduit into the flooring and run the wiring through this conduit. Everything will then be hooked into a circuit breaker box and inspected for proper installation. This is a hazardous process that is best left to a certified electrician. There years of experience will pay for itself in time saved alone.

Now that you have laid out all of your plumbing and wiring its time to install a subfloor. A subfloor is generally installed in a basement remodeling to help with warmth and general comfort in the floor. Many homeowners decide to go with a polystyrene base covered with plywood and secured with concrete screws. Be careful when installing this not to damage any of your new plumbing or electrical installation! A polystyrene (styrofoam) base is recommended for its insulation and resistance to mold and mildew. Polystyrene also will not rot making it a ideal material for basement floor installation. Some homeowners will choose to forgo this option and install their flooring directly to their basement floor. This is always an option but it should be noted that unless you have installed a radiant floor heating system (very high cost) your floor will be uncomfortable at times and carpeting may wear prematurely.

Remortgages, mortgages and secured loans all form part of what are known as home loans. This being the case means that they are only granted to homeowners.

Equity is one of the most important facts that a mortgage lender considers when advancing mortgages and remortgages, and at 60% LTV remortgages and mortgages are available from 1.98% which is the best rate in the history of the mortgage industry.

Another major difference pre and in the middle of the recession is the situation regarding pure self certifications of self employed earnings. Only two building societies even consider self declarations now, but even at the last minute they may require further income proof in official format.

Before the recession many mortgage lenders accepted self certifications of income, and this is in fact caused much of the financial woes, as sub prime mortgages were advanced to those who in reality could never afford to make the repayments.

This were certainly vey lax before, but on the other hand they are perhaps a bit too strict now.
